Job Description
Company:
My client are a consultancy based in the South East that provide project and construction management services, and commercial management for the retail sector predominantly.
Role:
An exciting opportunity has arisen to work with one of their leading retail Clients working on air Convenience Store roll-out programme. The role will require the successful candidate to work closely with the Client team, including the Department Head and the supporting team of Surveyors and Project Managers.
You will also work with the Client's key stakeholder departments and must therefore have excellent Client facing skills and very good communication skills. This is an exceptional opportunity to work on a fast paced exciting development programme. Driving new store opportunities from site identification through to the successful handover of the project to the construction delivery team.
Due to the nature of the role the successful applicant will be expected to work from the Client's office typically 3 days a week. These offices are located in Victoria, London and Bracknell, Berkshire.
The requirements of the role are summarised below and the successful candidate will have addressed all or most of these requirements:
Experience and Qualifications:
Significant amount of years in a project management role within a Consultant or Client organisation. Ideally with experience in a similar role.
Excellent knowledge of the development process and particularly the investment feasibility, site acquisition and town planning stages.
RICS, RIBA, CIOB or similar professional qualification.
Excellent communicator with good report writing skills.
Able to milestone programme projects using MS Projects or similar.
Is able to operate with a high level of organisation and leads teams with clarity and confidence.
Very Client focused with the ability to work with Client stakeholder teams.
Has experience and is comfortable with dealing with all levels of management up to Director level.
Able to manage a number of projects at any one time.
A proven track record in delivering successful projects.
Is able to travel nationwide.
Summary of Duties:
Supports the Client's General Manager to achieve the Departments and Business's objectives relating to delivering the required new Convenience Store opening programme. The duties to achieve this objectives include:
Supporting the Development Surveyor with initial technical and layout advice for potential new site opportunities
Obtaining Client approval and funding to carry out Detailed Feasibility and Outline Design stages to realise the opportunity.
Leads the design team to produce feasibility studies and evaluate opportunities with the Client stakeholders. Including the following Client departments:
o Selling Operations
o Merchandise Planning
o Branch Management
o Engineering Services
o Marketing and Communications
o Logistics and Transport
o Finance/Administration
Manages the approval of new opportunities by working to the Client's established governance procedures based on stage gate approvals.
Attends Developer / Landlord meetings in support of the Development Surveyor.
Ensuring the brief provided meets the layout, logistical and technical requirements necessary for the Clients Convenience Store model.
Ensures high quality feasibility reports are produced that reflect accurately the opportunities, risks, budget and timelines for the project proposal. Necessary to ensure only viable, feasible and deliverable schemes are progressed.
Has a good knowledge of the key drivers that support a viable and feasible opportunity and is able to apply this knowledge in challenging and supporting proposals presented to the Client
Tracks progress and reports to the Client team. Providing accurate and up to date information at all times to the Client's General Manager.
Identifies key risks to projects and mitigation measures to meet programme and budgets. Escalates as necessary to the Client's General Manager.
Produces Milestone programmes based on the Client's process and the specific project details and monitors progress against this programme.
Agrees technical content of any Lease / Development Agreements with third parties necessary to facilitate the project.
At all times ensures the Design teams are working to the Client brief and that this is coordinated with Developer / Landlord works.
Drives the development of shell, external works and engineering design including initiation of statutory services investigation.
Coordinates and monitors the developers shell works prior to handover to the Client's construction delivery team.
Ensures all necessary third party approvals / orders are in place including town planning, Landlords consents, statutory services including diversions / new supplies and any required enabling works.
